The real estate investment fund BRPR Corporate Offices (BROF11) has received an unsolicited, non-binding proposal for the full acquisition of the Passeio Corporate complex in Rio de Janeiro’s Cinelândia district.

The offer is valued at R$ 760 million, which is notably lower than the property’s recent management valuation of R$ 1.18 billion. The complex consists of three corporate towers with approximately 83,000 square meters of leasable area and maintains a high occupancy rate of over 90%, with Caixa Econômica Federal serving as a primary tenant.

The proposed payment structure involves 70% of the total value at closing, with the remaining 30% paid in three annual installments of 5%, 5%, and 20%, adjusted according to the IPCA inflation index. The fund’s administration is currently evaluating the terms of the proposal.
