Albania’s coastal tourism, particularly in areas like Ksamil, is experiencing a period of high demand characterized by both significant praise and growing operational challenges.

On one hand, the region has gained recognition as a top European destination. Travel media has highlighted the Albanian Riviera for its scenic landscapes, crystal-clear waters, and competitive pricing, positioning it as a budget-friendly alternative to other Mediterranean locations.

On the other hand, the surge in popularity has brought criticism regarding infrastructure and environmental standards. Reports indicate that only 16.8% of Albania’s beaches are rated as ‘excellent,’ with significant concerns raised over water quality due to fecal bacteria, wastewater, and agricultural runoff. Visitors have also reported issues with overcrowding, traffic, loud music, and limited public space, alongside dissatisfaction regarding waste management and beach privatization.

Recent trends indicate a shift in traveler preferences as a response to these coastal issues. While areas like Sarandë remain popular, many tourists are increasingly seeking alternatives in mountainous and historical regions, such as Berat, Gjirokastër, and Theth, to find authenticity and hospitality. There is also a rise in ‘quick getaways’ focused on gastronomy and culture rather than extended stays.

To address economic stability and the seasonal nature of the industry, Zak Topuzi, chairman of the ATA-Horeca association, has proposed subsidizing seasonal workers to encourage year-round tourism. This initiative is currently under discussion with the government and is expected to be integrated into the 2026-2030 tourism strategy.
