In Elche, the local housing landscape is undergoing significant shifts driven by tourism and urban repurposing. Data from the Tourism Registry of the Comunitat Valenciana indicates that registered tourist accommodations have become a major industry component, with 941 properties providing 4,349 places. This capacity is more than double the approximately 1,800 beds offered by the city’s hotels.

To address high housing demand, the Elche City Council has also been issuing licenses to convert commercial spaces into residential units. Within a two-week period, 40 new housing units were approved, primarily involving the repurposing of ground-floor commercial premises in neighborhoods such as El Raval, El Pla, Carrús, and Altabix. To manage the volume of urban planning requests and administrative backlogs, the city has utilized a collaboration agreement with the College of Architects of Castilla-La Mancha, active since early 2025.

Expanding beyond urban accommodations, the municipality is seeing a surge in interest for outdoor tourism. Approximately ten projects—including conventional campsites, caravan parking areas, and bungalow complexes—are currently in various stages of administrative processing. If realized, these initiatives could increase the municipality’s tourist capacity from approximately 2,400 to more than 8,000 spots. While some projects face regulatory hurdles due to the 1998 General Urban Development Plan, new developments continue to receive approval. In October 2026, the Elche Local Government Board granted an environmental and construction license to MiraClot SL for a hotel-apartment complex in Arenales del Sol. Located near Carabassí beach, the project will span nearly 16,000 square meters and feature 51 apartments, a spa, a restaurant, and leisure facilities.
