In Argentina, Economy Minister Luis Caputo announced a 2 trillion peso mortgage credit program intended to stimulate the housing market. The initiative uses funds from the ANSES Sustainability Guarantee Fund (FGS) to provide long-term funding to banks via public auctions. These funds are designated for the acquisition or renovation of first homes, with the program expected to facilitate between 17,000 and 18,000 loans.

Following this, Banco Provincia introduced new mortgage lines for construction, purchase, or improvement. A notable feature is the ‘UVA Casa Propia’ credit, which utilizes a Salary Variation Coefficient (CVS) clause to prevent monthly installments from increasing significantly faster than household incomes.

Expanding on these developments, Banco Macro has introduced credit lines for its ‘Plan Sueldo Selecta’ clients and their children, offering rates of UVA + 7.5% with terms up to 20 years. The bank has also launched dollar-denominated credit lines for real estate developers, enabled by regulatory changes allowing banks to use up to 15% of dollar deposits to finance sectors that do not generate foreign currency.

Recent developments show Argentine banks are now expanding financing options for the modular housing sector. Banco Provincia has introduced a specific UVA-indexed credit line for modular homes, offering loans of up to $100 million with repayment terms between 12 and 96 installments. This follows similar moves by Banco Ciudad and Banco Hipotecario. These products are classified as personal loans rather than traditional mortgages, meaning they do not require a mortgage on the property and allow applicants to avoid notary fees. Banco Ciudad offers UVA-indexed loans of up to $185 million with a maximum 10-year term.

Separately, in Mexico, Infonavit launched the ‘Equipa tu Casa’ program, offering financing for home remodeling, repairs, or equipment to active beneficiaries who apply simultaneously with a primary mortgage.
