New Jersey is implementing various property tax relief programs, including ANCHOR, Senior Freeze, and Stay NJ. In late September, the state began distributing over $520 million in ANCHOR payments to approximately 379,000 residents, comprising roughly $489 million to 335,000 homeowners and over $31 million to 44,000 renters.

Under the ANCHOR program, eligible homeowners earning up to $150,000 receive $1,500, while those earning up to $250,000 receive $1,000. While a $250 bonus for senior homeowners was eliminated in the recent state budget, senior renters still receive a $250 bonus on top of their base benefit. The Stay NJ initiative provides rebates of up to 50% on primary residence taxes, capped at $6,500 annually for households earning $100,000 or less. For senior homeowners specifically, Stay NJ offers a 50% rebate for Fiscal Year 2025 for those over 65 who earn less than $500,000 and resided in their home for the full 12 months of 2025.

The application deadline for these benefits is November 2, 2026. The Division of Taxation has sent confirmation letters to over one million residents regarding ANCHOR. Seniors, individuals with disabilities, and those receiving Social Security or Railroad Disability benefits may need to manually submit annual applications, such as the PAS-1 form, to verify eligibility. Future payments are scheduled for distribution in February and May of 2027.
