The Nigerian Federal Government has announced plans to establish building materials manufacturing hubs across various geopolitical zones to strengthen domestic supply chains and lower construction costs. 

However, the housing sector faces intense pressure from surging cement prices, which have driven up property values and rents. While some brands have seen prices exceed N15,000 per 50kg bag, recent reports indicate retail prices generally fluctuate between ₦12,000 and ₦14,000. Specific brand pricing shows Dangote, BUA, and Mangal Cement at approximately ₦12,000, Lafarge at roughly ₦12,200, and Linma White Cement at about ₦14,000. 

Industry leaders point to rising energy costs as a primary driver of these elevated prices. Emmanuel Ikazoboh, Chairman of Dangote Cement, noted that energy accounts for “approximately 60 per cent of the company’s total production costs,” citing heavy reliance on gas, coal, and diesel. 

Despite a domestic production capacity estimated between 60 and 65 million metric tonnes—which exceeds consumption—building sector operators have called for the conclusion of an ongoing investigation by the Federal Competition and Consumer Protection Commission (FCCPC) into potential market abuses and suspected cartels. 

In response to these costs, stakeholders continue to advocate for alternative materials, such as compressed stabilized earth blocks, interlocking laterite blocks, clay bricks, bamboo, and precast components, provided they meet strict structural, fire safety, and durability standards.
