AADE introduces new rules for selling seized properties in Greece
The Independent Authority for Public Revenue (AADE) has introduced a new procedure via decision A. 1158/2026 to facilitate the sale of properties that are currently under seizure due to tax debts. This measure allows debtors to request the lifting of a seizure to proceed with a property transfer without needing to settle their entire debt upfront.
Under this new framework, a portion of the sale price is withheld by the notary and paid directly to the AADE to cover part of the outstanding debt. To prevent the loss of public revenue, the AADE imposes conditions on the transaction value to ensure properties are not sold significantly below market value. For older seizures, a new appraisal by a certified appraiser may be required.
Debtors can submit their requests for the lifting of the seizure electronically through the ‘My Requests’ application on the myAADE platform. Generally, the amount paid directly to the tax authorities cannot be less than 25% of the current seizure balance, unless the overdue debts are already fully secured by other guarantees.
