Accessory dwelling units see growth in Tampa and Los Angeles

Accessory dwelling units (ADUs) are seeing increased adoption in various U.S. regions as cities attempt to address housing needs. In Tampa, Florida, recent 2024 regulatory changes have expanded the allowable areas for construction and removed requirements for owners to reside in the primary home. Since these changes, 28 homeowners have initiated ADU projects, with seven completions reported.

In Los Angeles County, a study from the University of Southern California’s Lusk Center for Real Estate found that more than 10,200 ADUs were completed in 2025. This accounted for approximately 37% of the county’s new housing production for the year. However, researchers noted that despite this record growth, the county remains significantly behind its state-mandated goal of 812,000 new permitted housing units by 2029.
