Adaptive reuse strategies address commercial real estate conversion challenges

Experts and architects are addressing the challenges of adaptive reuse in the commercial real estate sector, particularly the conversion of office buildings into mixed-use or residential spaces.

Mark Taylor, managing director at American Real Estate Partners (AREP), noted during the CREDA Conference that while adaptive reuse provides access to prime locations where new construction is restricted by zoning, it is often more complex and expensive than new builds. Using the CityHouse Old Town project in Alexandria, Virginia, as a case study, Taylor highlighted the importance of location and resident accessibility in determining project viability.

In parallel, architect Qiyuan Liang of Hammel, Green and Abrahamson Inc. (HGA) is developing a framework to standardize the conversion of single-purpose commercial properties. His research focuses on coordinating spatial organization, circulation, and building systems to create more flexible, modular infrastructure. This approach aims to reduce conversion constraints and long-term costs for tenants in an era of high office and retail vacancy.
