Aedas Homes develops Passivhaus housing in Palma de Mallorca

Aedas Homes is developing Maremma, a residential project in the La Ribera neighborhood of Palma de Mallorca, consisting of 26 terraced houses built to the Passivhaus standard. Designed by Estudio Lamela, the development focuses on high energy efficiency and interior comfort.

The construction utilizes cross-laminated timber panels for the upper floors and reinforced concrete for the foundations. The use of timber from sustainably managed forests aims to reduce environmental impact by storing carbon and lowering the overall CO2 footprint. The project also employs Building Information Modeling (BIM) technology to ensure a precise and efficient construction process.

To meet Passivhaus requirements, the homes feature high-performance exterior carpentry, including Wicona Wicline 75 TOP windows with thermal breaks and double glazing. These components achieve insulation values below 0.80 W/(m²K). Additionally, the homes are equipped with a dual-flow ventilation system with heat recovery to maintain air quality while minimizing energy loss.
