Affordable housing market sees rising institutional interest and demand
The affordable housing sector is seeing increased institutional interest and demand. Approximately 78,000 affordable housing units were completed in 2025, with nearly 238,000 fully affordable units projected for completion over the next three years.
Experts suggest that investing in affordable housing requires a different approach than traditional multifamily real estate. Successful investment depends on stewardship, navigating public-sector relationships, and maintaining community trust. Operational failures, rather than real estate fundamentals, often cause issues in troubled properties. For example, management of properties on behalf of the U.S. Department of Housing and Urban Development has shown that disconnected ownership and inconsistent operations can lead to declining occupancy, deferred maintenance, and code violations, even in well-located assets.
