AI data center demand drives corporate investments and regional development

The growing demand for artificial intelligence is driving significant investments in data center infrastructure. In the corporate sector, Realty Income, an $89 billion real estate investment trust (REIT), is expanding its presence in the sector through strategic joint ventures. The company formed a build-to-suit partnership with Digital Realty and recently entered a $6 billion hyperscale data center joint venture with Cloud Capital. This programmatic venture aims to invest in assets across Northern Virginia, the United States, and Europe.

In North America, the province of Alberta is positioning itself as a premier destination for private data center investment by leveraging its natural gas resources, skilled workforce, and competitive tax environment. The provincial government has introduced a regulatory framework intended to protect citizens from high power bills and water shortages while ensuring municipal tax revenues and royalties from these developments. Alberta's data center strategy has reportedly attracted between $100 billion and $200 billion in potential private investment.
