Alberta residential real estate sales decline in Red Deer and Edmonton

Residential real estate sales in several Alberta cities have shown a downward trend compared to previous years. In Red Deer, total residential sales through August were down seven per cent year-over-year, with apartment sales experiencing the most significant decline at twenty-seven per cent. While average sale prices in Red Deer rose modestly, the city's sales decline mirrors broader provincial trends where most major cities, including Calgary and Edmonton, have seen year-over-year decreases.

In the Greater Edmonton Area, August home sales fell 15.4 per cent from July and 9.8 per cent from August 2025, totaling 2,143 sales. The Realtors Association of Edmonton noted that while supply remains ample, a lack of demand could lead to downward pressure on prices. The average market-wide sales price in Edmonton was $469,602, a slight increase from the previous year but a decrease from July. Single-family home sales in the area also saw a decline of 8.2 per cent compared to the same month last year.
