Algerian nationals face strict regulations for French property purchases
Algerian nationals looking to purchase real estate in France must navigate two distinct regulatory hurdles: the legality of transferring funds out of Algeria and the verification of those funds' origins by French authorities.
French notaries are required to verify the source of funds to prevent financial crimes. If serious doubts arise, they may report the matter to Tracfin, the French financial intelligence service. Acceptable proofs of origin include documented inheritance, proceeds from the sale of property in Algeria repatriated through authorized banking channels, or wages earned in France. Conversely, funds derived from cash activities or local Algerian dinars present significant challenges for legal acquisition.
On the Algerian side, the exit of funds is strictly controlled by exchange regulations. Residents generally do not have the freedom to build foreign real estate assets using income earned within Algeria. It is advised to confirm transfer possibilities with Algerian banks before entering into any real estate contracts.
