Alphaville real estate market shifts toward compact luxury units

The high-end real estate market in Alphaville, located in the metropolitan region of São Paulo, is seeing a shift in trends toward smaller apartment sizes, functional floor plans, and enhanced shared spaces.

Traditionally characterized by large residences, the luxury sector is now incorporating projects that prioritize practicality and convenience. A key example is the RYO Copacabana development, a partnership between NLS Incorp and Rainha. The project features a single tower with 142 units ranging from 43 to 77 m², complemented by shared leisure and social spaces on a rooftop.

Leandro Storto, Director of Incorporation at NLS, noted that there is a growing demand for developments that offer exclusivity through intelligent layouts, high construction quality, and privacy, even within smaller footprints.
