American investors fuel renewed surge in luxury Italian real estate

In recent months U.S. investors have shown growing interest in high‑end property across Italy, drawn by factors such as quality of life, cultural heritage, limited supply of premium assets and the perception of real estate as a stable store of value amid global market volatility. The Costa Smeralda region of Sardinia is highlighted as a prime example, where exclusive coastal villas combine privacy, scenery and international appeal.

At the same time, demand for historic farmhouses and country estates in Tuscany is rising, with foreign buyers – particularly from the United States, the United Kingdom, Germany and Scandinavia – seeking to renovate stone casali and convert them into private residences, agriturismi or luxury hospitality venues. Renovation projects face structural, regulatory and infrastructure challenges, underscoring the need for clear administrative procedures and fiscal certainty to sustain the influx of overseas capital into Italy’s luxury real‑estate market.
