ANAF auctions Târgu Jiu villa for 25,800 euros after failed bids

The Romanian National Agency for Fiscal Administration (ANAF) has launched a third auction for a villa in Târgu Jiu, located on Călărași Street. Following two unsuccessful auction attempts, the starting price has been reduced by 50% to 135,585 lei (approximately 25,800 euros), down from an initial valuation of 271,170 lei.

The property features a residential house with a ground floor and one upper floor, covering a total area of over 300 square meters, along with a 104.1 square meter annex used for storage. While the house includes central gas heating, the auction notice highlights several significant issues: deteriorated finishes, ceiling leaks, and detached floor tiles.

Crucially, the land upon which the villa is built is not included in the sale and belongs to another individual. Additionally, the property lacks a land registry (carte funciară) and a cadastral number, and the annex is also missing these legal documents. The residence is currently occupied and will require eviction of the inhabitants. The purchase is exempt from VAT, but a participation fee of 13,558.50 lei applies.
