Andorra real estate market shows signs of stabilization

The real estate market in Andorra is undergoing a period of stabilization characterized by slowing price growth and a decrease in transaction volumes compared to 2025. According to data from the Association of Real Estate Agents and Managers (AGIA), the sector has reached a peak and is now entering a natural economic adjustment phase.

Transaction volumes saw a significant decline, with 412 sales recorded in the second quarter, a 40% decrease from the same period last year. Despite this slowdown, closing prices continue to rise, with the average price per square meter reaching 4,457 euros, a 6% increase year-over-year. A notable gap exists between seller expectations, which average over 7,200 euros per square meter, and actual closing prices near 4,500 euros.

Market inventory is beginning to grow, with 1,590 properties listed by the end of June, a 2.5% increase over the previous six months. Nearly half of the homes for sale (48.7%) are priced between 500,000 and 1,000,000 euros. Experts note that high interest rates and inflation are limiting purchasing power, while a structural mismatch persists between current construction supply and the rising demand for smaller, single-person households.
