Apê Smart Studios launches monthly housing in Vila Buarque

Apê Smart Studios has launched a new monthly housing model at its Mackenzie unit in Vila Buarque, located in central São Paulo. The service offers furnished studios with a minimum contract of three months, designed for students and professionals on temporary assignments.

The monthly fee is all-inclusive, covering rent, condominium fees, property tax (IPTU), water, electricity, and Wi-Fi. The model aims to reduce the bureaucracy typical of traditional residential rentals by eliminating the need for a guarantor or rental insurance.

This initiative comes amid rising rental costs in Brazil. According to the FipeZAP Index, residential rental prices rose 9% in the 12 months ending June 2026, while São Paulo saw a 5.73% increase. Data from the 2022 IBGE Census also indicates a shift in demographics, with a growing percentage of the population living in rental properties.
