APN approves €34.8 million in tax refunds for first-time homebuyers

The Agency for Legal Transactions and Real Estate Brokerage (APN) has processed nearly 7,000 applications for tax refunds related to the purchase or construction of a first home. As of August 7, 4,600 applications have been approved, totaling more than 34.8 million euros in support.

Of the approved funds, 24.75 million euros pertains to VAT refunds and 10.06 million euros pertains to real estate transfer tax (PPN) refunds. The average support per family is 7,568 euros. The policy, which has been in effect since June of last year, is aimed at citizens under the age of 45.

Out of the total applications, 5,875 have been processed. While 4,600 were approved, 1,055 were rejected due to failure to meet legal requirements or withdrawals. Notable reasons for rejection included property prices exceeding 50% of the average threshold, ownership of other properties, or contracts signed before January 1, 2025. Zagreb has seen the highest number of approved applications with 1,897, followed by Zagreb County and Split-Dalmatia County.
