Germany's housing market faces shortage and rising vacancy

Experts warn that Germany's housing market is confronting a dual challenge. An ageing population, driven by low birth rates and the retirement of the baby‑boom generation, is creating a shortage of apartments in major cities such as Berlin, Munich and Cologne. At the same time, regions like Mannheim and Karlsruhe are experiencing increasing vacancy as residents leave and local economies contract.

Frank Swiaczny of the Bundesinstitut für Bevölkerungsforschung explains that while migration has partly offset demographic decline, it cannot stop the overall trend. He predicts that for the next ten to twenty years, Germany will see both tight rental markets in growth corridors and growing empty‑home stock in shrinking districts, a spatial imbalance that could reshape housing policy and regional planning.
