Argentina launches 2 trillion peso mortgage program to boost housing
The Argentine government has launched a new mortgage credit program designed to stimulate the construction sector and increase housing access. The initiative involves a 2 trillion peso injection into the private financial system, with funding sourced from the ANSES Sustainability Guarantee Fund (FGS). The program utilizes fixed-term deposits adjusted by the UVA index to provide long-term financing.
Key terms of the national program include a maximum interest rate of UVA plus 7.5% and a minimum loan term of 15 years. Individual loan amounts are capped at 150,000 UVA. The scheme is intended to facilitate the acquisition, construction, expansion, or renovation of first homes.
In parallel, Banco Provincia has introduced its own credit lines with independent funding. These include the UVA Casa Propia credit, which allows for amounts up to 250,000 UVA for construction and renovations with terms up to 20 years. A notable feature of the Banco Provincia lines is a clause linked to the Salary Variation Coefficient (CVS), which protects borrowers by capping installment increases if they significantly outpace wage growth.
