Argentina housing market: Prefabricated home costs and Chaco mortgage shortages

In Argentina, the market for prefabricated and modular housing is growing as an alternative to traditional construction. For a two-bedroom, one-bathroom home with a kitchen, costs vary by provider. Black Home offers models at approximately US$1,400 per square meter, with total estimates between US$63,000 and US$84,000 for units between 45 and 60 square meters. Viviendas Roca provides turnkey options ranging from US$60,000 to US$110,000 for 50 to 70 square meter homes, with assembly times between 45 and 90 days. Viviendas La Solución offers modular units priced between US$55,000 and US$95,000.

Simultaneously, the province of Chaco faces significant challenges regarding mortgage accessibility. Data indicates that Chaco has one of the lowest rates of new mortgage beneficiaries in the country, with only 1.8 new debtors per 10,000 adults. This low penetration of housing finance contributes to a persistent housing deficit and overcrowding in the region. While the average balance of granted mortgages in Chaco reached 126.2 million pesos, the limited number of participating financial institutions—only nine banks offered mortgage loans last year—remains a barrier to widespread access.
