Argentina real estate market shows stable sales but declining mortgage credit

The Argentine real estate market is exhibiting divergent trends across different sectors and regions. In the City of Buenos Aires, property sales remained relatively stable through July, with 6,051 deeds recorded. While this represents a 9% year-on-year decrease, it marks the best July performance in several years, with officials noting the market has a solid base compared to the previous decade.

However, mortgage credit has seen a significant decline. In Buenos Aires, mortgage-backed transactions fell by 31.2% in July, contributing to a 36% year-on-year drop in total mortgage operations for the first seven months of the year. Despite this, the average value of transactions saw a slight increase of 1.8% in US dollars.

In the rental sector, particularly in Mendoza, there is a notable increase in supply and a stabilization of prices. Increased competition and a shift of properties from short-term vacation rentals to permanent leases have expanded availability. In some segments, rental price increases have remained below the national inflation rate. Meanwhile, legal debates continue regarding the deregulation of the sector and the role of real estate professional associations in ensuring legal security.
