Argentina real estate market sees growth in modular housing and mortgage demand

The real estate and credit markets in Argentina are seeing significant shifts, particularly in Buenos Aires and through specialized financing options. Banco Provincia has introduced a personal loan line designed to finance 100% of the value of modular homes. These industrialized houses, which can be assembled in under 90 days, offer cost predictability and faster construction times. The loans feature terms ranging from 12 to 96 months, with interest rates based on UVA plus a fixed percentage.

In the City of Buenos Aires (CABA), the mortgage market is experiencing high demand due to increased competition among banks and financial flexibility. High-income investors are increasingly utilizing private banking and secured lending to acquire premium real estate in areas like Puerto Madero and Belgrano without liquidating productive assets.

Consumers are also weighing different mortgage structures, such as fixed-rate loans for stability or mixed-rate loans for younger buyers. Additionally, debt refinancing and transferring existing mortgages to different entities have become common strategies for residents looking to reduce annual nominal rates and total effective costs.
