Argentina launches 2 trillion peso mortgage program to boost housing

The Argentine government has launched a new mortgage credit program aimed at revitalizing the housing construction sector. The initiative involves investing 2 trillion pesos from the ANSES Sustainability Guarantee Fund (FGS) into fixed-term deposits with financial institutions.

Under this scheme, banks will compete for these funds through periodic tenders of 200,000 million pesos each. To ensure accessibility, the government has established strict limits: interest rates for the resulting loans cannot exceed UVA + 7.5%, the maximum loan amount is capped at 150,000 UVA, and a minimum repayment term of 15 years is required.

Separately, Banco Provincia has introduced its own lines of credit to facilitate housing access, including UVA-linked loans for construction and renovation, as well as financing for modular homes. These provincial credits feature mechanisms to protect borrowers by comparing installment increases against salary variations.

While the construction sector has welcomed the national program as a positive step toward addressing the housing deficit, some critics have raised concerns regarding the use of pension funds to finance the banking system.
