Argentina's property market faces higher commercial vacancies and rental boom

A June 2026 survey of Rosario's commercial real estate shows vacancy rates climbing to 12.5%, an increase of 1.8 percentage points since December 2025. The city centre accounts for most of the uptick, with the micro‑center reaching 15.1% vacancy and the Peatonal Córdoba corridor jumping from 9.2% to 17.2% in six months.

In the nearby city of Santa Fe, real‑estate leaders report a dramatic shift toward rentals. According to Jorge Piguín, vice‑president of the Federación Inmobiliaria de la República Argentina, rental supply has risen by roughly 300% compared with the period after the 2023 lease‑law repeal, while sales activity has collapsed. Mortgage‑credit approvals have fallen more than 58% year‑on‑year, prompting investors to redirect capital to rental properties and tenants to relocate to more affordable neighborhoods. New residential projects are also expanding along major corridors such as General Paz and Aristóbulo del Valle.
