Argis expands Spanish residential investment beyond Madrid and Barcelona

Spanish asset manager Argis is expanding its residential business through its second fund, Argis Living Fund II. Having previously focused on Madrid and acquired over 1,000 homes from Acciona in Barcelona, the firm now intends to invest at least half of its remaining capital in cities outside of Madrid and Barcelona, including Seville, Bilbao, Valencia, and Mallorca.

Argis Living Fund II has raised 257 million euros, with a total investment capacity of approximately 700 million euros when including bank financing. The firm has already deployed 60% of the raised capital, roughly 154 million euros, leaving approximately 103 million euros in equity for new operations.

The fund will focus exclusively on the Spanish residential sector, targeting traditional housing as well as alternative models such as student residences and flex living apartments. The strategy involves property development for sale, building conversions, and flex living projects. Argis will not invest in offices, hotels, or shopping centers as long-term assets, though it may acquire tertiary real estate for conversion into residential units.
