Athens short-term rental registrations decline amid market shifts
The short-term rental market in central Athens is seeing a decline in supply, with 1,500 fewer property registrations recorded over the last 12 months. Minister of National Economy and Finance Kyriakos Pierrakakis stated that this reduction reflects the effectiveness of government interventions aimed at regulating the Airbnb market and addressing the housing crisis.
Despite the decrease in the number of available listings and a slight drop in demand, rental prices in Greece rose significantly in September. According to AirDNA data, the average daily rate (ADR) in Greece increased by 13.9% to €164.7, outperforming the European average growth of 8.9%. Revenue per available room (RevPAR) also saw a 16.6% boost, reaching €99.
Athens remains a strong market even outside the peak summer season. In September, average daily demand in the capital was 24.4% higher than the June-August average, ranking it among the top ten European markets for demand during that period. This shift is attributed partly to high summer temperatures driving travelers to visit later in the season.
