Athens Airbnb beds remain double hotel beds despite licensing slowdown

Athens suspended new short‑term‑rental (STR) permits in three central municipalities, which slowed the growth of STRs. The growth rate fell from 18‑20 % in 2023‑24 to an estimated 1.7 %‑5.4 % for 2024‑25.

Even with the slower pace, the number of STR beds stayed about twice that of hotels. By 2025 Athens had roughly 70,460 STR beds versus 35,229 hotel beds. STR units rose from 14,054 in 2018 to 18,769 in 2025 (a 33.5 % increase) while hotel units grew from 234 to 302 (29.1 %). The bed‑to‑bed ratio climbed from 1.29 to 1.74 over the same period, indicating continued tourism pressure despite the regulatory “brake.”
