Athens student housing market sees rise in rents and cohabitation

The student housing market in Athens is experiencing significant shifts, characterized by high rental demands and a growing necessity for cohabitation to manage costs. According to an analysis by the E-Real Estates Panhellenic Network, students are increasingly sharing living spaces to split rent and utility expenses due to the limited availability of affordable options.

Small apartments under 50 square meters in central Athens have seen a sharp rise in prices. Currently, nearly seven out of ten available units in this category demand rent exceeding 500 euros, a significant increase from 2022 when only three out of ten units reached that price point.

While renovated or furnished properties have seen rent increases of 5% to 7%, there is an expansion in the availability of higher-end housing. Conversely, older or unrenovated properties are seeing slight downward corrections in their minimum asking prices. The proximity to Metro stations continues to play a decisive role in determining property demand and value.
