Aurelis to develop former Michelin site in Karlsruhe

Aurelis Real Estate has announced plans to develop the former Michelin factory site in the Grünwinkel district of Karlsruhe into a commercial hub named ‘Profilwerk Karlsruhe’. The project involves the redevelopment of approximately 126,000 square meters of land.

The development aims to create 74,300 square meters of rental space designed for production, logistics, and technology-oriented companies. The concept includes four large hall units, an entrepreneur park with eight units, and ‘Aurelis Ateliers’ offering smaller spaces starting from 200 square meters.

While much of the existing infrastructure will be demolished to make way for new commercial areas, some existing structures will be preserved. This includes the ‘Gewerkshaus’, a center for startups and small manufacturing businesses operated by the City of Karlsruhe, which is expected to remain operational as a tenant through 2026.
