Australia rental market sees rise in direct leasing without agents
Approximately one-third of Australia’s 2.2 million residential rentals are being leased without the use of real estate agents, according to the property platform RentBetter. This trend is reportedly accelerating as landlords seek to reduce costs in a tightening market following the federal budget.
Landlords often pay between 5 per cent and 9 per cent of rent in management fees to agents. To bypass these costs, RentBetter has raised $5 million from venture capital firm EVP. The platform allows investors to find tenants, manage expenses, and organize repairs directly online.
RentBetter CEO Jeremy Goldschmidt suggests that direct landlord-tenant connections can lead to better relationships and more effective property management. However, there are concerns from both tenants and agents regarding whether the savings achieved by cutting out management fees will actually be passed on to renters in the form of lower rent.
