Following the 2016 Strategic Master Plan, which incentivized mixed-use projects near public transport, the region has experienced rapid growth. Data from JLL Brasil indicates a sharp decline in corporate vacancy rates, dropping from 29.9% in the first quarter of 2025 to 14.8% in the second quarter of the same year. This expansion is also fueling demand for hospitality, highlighted by the opening of the Grand Mercure São Paulo Pinheiros by Accor.
