Baby Boomers drive housing mismatch and wealth transfer challenges

The aging baby boomer population is driving significant shifts in both the American housing market and the management of inherited assets. As part of the ‘great wealth transfer,’ an estimated $124 trillion is expected to pass to younger generations between 2024 and 2048. However, this transfer often includes significant physical clutter; data shows over 80% of adult children must clear out an entire home before it can be listed for sale, a process that can take months and incur high costs.

This demographic trend has created a housing paradox. Baby boomers own approximately 28% of large homes in the U.S., nearly double the 16% owned by millennial families with children. Many older adults remain in these large properties due to low mortgage rates or fully paid-off homes, contributing to a mismatch between available housing inventory and the needs of younger families.

Beyond real estate, experts highlight the importance of proactive communication regarding end-of-life care and living preferences to avoid logistical and emotional burdens on adult children during transitions.
