Munich’s Freiham District Launches Europe’s Largest New Housing Development with Heat‑Mitigation Plan

The Freiham quarter in western Munich is being built as Europe’s largest new residential area. The first phase already houses about 9,000 residents, and the full project aims for roughly 25,000 inhabitants. Planners have incorporated extensive green infrastructure – thousands of trees, parkland, a bathing lake and a “sponge‑city” system that stores rainwater in underground basins and uses it for irrigation and cooling. The design is intended to keep temperatures several degrees lower than in Munich’s historic centre during heat waves.

Local politician Nikolaus Gradl, former SPD city‑councillor now serving on the CSU district committee, highlighted both successes and current limits. He noted that while night‑time cooling feels noticeable, daytime heat protection is still modest because many trees are not yet mature and construction continues. The district’s long‑term goal is to create a climate‑resilient neighbourhood that can serve as a model for future urban development.
