Bajo Aragón faces housing shortage and rising costs

The Bajo Aragón region in Spain is facing a severe housing crisis characterized by a lack of supply and rising costs. In the Matarraña area, rental offerings are virtually non-existent, while in Alcañiz, property prices have surged by 50%. This shortage disproportionately affects young people, who often spend approximately 30% of their income on rent and are frequently forced to share housing to manage utility and grocery costs.

Local construction leaders point to a lack of developable land as a primary obstacle to increasing supply. Meanwhile, the rural tourism sector is grappling with rising operational costs, with prices increasing by 30% over the last five years. Pedro Carreño, president of the Spanish Association of Rural Tourism, noted that while annual occupancy has improved to nearly 65%, the sector faces pressure from narrow profit margins and a fragmented regulatory landscape consisting of 17 different regional regulations.
