Bakırköy Municipality approves revised zoning plans for urban transformation

The Bakırköy Municipal Council has unanimously approved a 1/1000 scale revision implementation zoning plan covering seven central neighborhoods, specifically the North and South Railway Center areas. Following the completion of the objection process, the plans have been forwarded to the Istanbul Metropolitan Municipality (IBB) for further action.

The revision aims to streamline urban transformation and building renewal processes by addressing previous implementation issues. Key changes include resolving grievances regarding buildings with multiple basement floors, clarifying construction conditions in block-zoned areas, and allowing for the inclusion of workplaces or shops in new buildings during the reconstruction of residential properties that previously contained commercial spaces.

During the council meeting, officials discussed the challenges of the urban transformation process, noting that the duration from reaching an agreement with a contractor to obtaining a construction permit can take between 8 and 9 months. The new regulations are intended to reduce settlement disputes in residential areas and provide clearer construction directions for property owners.
