Spain housing crisis: rental supply drops and strikes planned

Spain is facing a severe housing crisis characterized by a drastic reduction in rental supply and rising property prices. Data from idealista shows that long-term rental listings in the country fell by approximately 44% between 2018 and 2025, dropping from 902,664 to 510,091. Significant declines were noted in major regions, including Madrid and Catalonia.

In response to rising costs and limited access to housing, labor unions UGT and CCOO are planning a 24-hour general strike in Catalonia to demand better wages and affordable housing. CCOO has proposed wage increases of 4% to 7% to offset the rising cost of living.

On the supply side, the city of Madrid has approved plans to construct up to 18,400 protected housing units by 2028, utilizing industrial and tertiary land. Additionally, nationwide reports indicate an acceleration in the construction of protected housing, with 11,270 units completed in the first half of 2026, a 96% increase from the previous year.
