Balearic hotel associations propose using Property Registry for rental control

Hotel associations in the Balearic Islands—FEHM, FEHIF, and ASHOME—have submitted a proposal to the regional government to utilize the Property Registry to regulate short-term rentals. The goal is to adapt local tourism laws to European regulations and recent Supreme Court rulings.

The associations suggest modifying Article 50 of Tourism Law 8/2012. This would require property owners to provide certification from the Property Registry to verify the existence and identification of a property, the legitimacy of the person commercializing it, and the absence of statutory prohibitions or public protection regimes incompatible with tourist use.

By using an existing identifier rather than creating new parallel registries, the associations argue that administrations can improve control over illegal housing offers and ensure reliable information is shared across housing, territory, and tourism departments. This measure aims to provide a unified identification system for properties regardless of whether they are used for tourism, work, study, or health purposes.
