Balkans see surge in property prices, from luxury homes to garages

In Croatia, real‑estate expert Ivan Kovačić says the market has seen a 42% rise in baseline prices over the past three years, with 70% of transactions paid in cash. The premium segment, formerly limited to properties above $1 million, now includes listings as low as $500,000, and investors are increasingly treating property as a capital‑preserving asset following Croatia’s entry into the euro zone and Schengen area.

In Bosnia and Herzegovina, garages are becoming a hot investment as average prices rose about 5% year‑on‑year. The 2025 market report recorded 726 garage sales worth roughly 19 million KM, up from 13.8 million KM the previous year. Prices vary widely, from 290 KM per square metre in Banovići to 5,570 KM in central Sarajevo, highlighting growing demand amid limited parking space and rising car ownership.
