Balneário Camboriú property prices jump 54% as super‑tall luxury towers reshape skyline

Between March 2022 and June 2026 the average price of a ready‑to‑move‑in apartment in Brazil’s coastal city of Balneário Camboriú rose from R$ 9,888 to R$ 15,228 per square metre – a 54 percent increase that kept the city well above the national average despite briefly losing its top‑ranking to Itapema.

The surge is driven by a wave of high‑rise luxury developments. The Yachthouse towers, completed in 2023, rise 294 metres and house 264 apartments; the Vitra tower, delivered in December 2025, reaches 220 metres with 64 floors. Both were designed by Italy’s Pininfarina and incorporate advanced wind‑engineering and resort‑style amenities, making them the tallest completed buildings in Brazil.

At the same time, the historic Hotel Fischer – once a landmark that welcomed presidents João Goulart and Juscelino Kubitschek – is being transformed into the Fischer Dreams residential complex, a pair of towers up to 178 metres tall with 119 luxury apartments. The developers intend to preserve the hotel’s archival material within the new project, linking the city’s past with its vertical future.
