Bangkok city plan revision to impact real estate and land allocation

Bangkok is preparing to implement its fourth revised comprehensive city plan, a move expected to significantly impact residential development and real estate investment in the capital and surrounding provinces. The new plan includes adjustments to zoning colors and Floor Area Ratio (FAR) to drive urban evolution.

Regarding land allocation, Sittichoke Srimachai from the Department of Lands noted that proposals to reduce minimum land sizes for townhouses, semi-detached houses, and single-detached houses to combat high living costs are unlikely to be approved. Concerns regarding increased population density, reduced quality of life, and parking disputes remain primary obstacles. While a reduction for single-detached houses to 40 square wah may be considered, a final decision from the Central Land Allocation Committee is expected in October.

To mitigate potential congestion and logistical issues, the Department of Lands is preparing to increase the minimum width of internal project roads from 8 meters to 9 meters. This change aims to accommodate parked vehicles, garbage trucks, and public transport more effectively. Additionally, new requirements may mandate designated waste collection areas within residential projects.
