Bangkok real estate sees condominium sales rise 19.5%

The real estate market in the Bangkok metropolitan area is undergoing a structural shift, characterized by a significant rise in condominium sales and a decline in detached housing. According to data from the Real Estate Information Center (REIC), condominium sales increased by 19.5% year-on-year in the second quarter of 2026, while sales of detached houses fell by 11.4%.

Developers have reduced new project supply, leading to a 10.2% decrease in total housing inventory. This reduction in supply is particularly notable in the detached housing sector, where new developments dropped by 28.6%. The market is experiencing a polarization: high-end luxury properties with advanced security and prime locations remain in demand, whereas the mid-to-low-end market faces challenges due to stricter mortgage lending criteria.

Urban development is transitioning from a centralized model to a ‘networked city’ structure, driven by the expansion of the railway network. Key growth areas identified include the ‘New CBD’ around Rama IX and Ratchadaphisek, as well as the Eastern Business District (EBD), which encompasses the Bang Na, Suvarnabhumi, and Eastern Economic Corridor (EEC) regions.
