Banja Luka real estate prices and rental costs rise

Real estate prices in Banja Luka are experiencing significant increases, making property ownership increasingly difficult for many. The average cost for an apartment is 4,200 KM per square meter, with some locations reaching as high as 10,000 KM per square meter.

The rental market also shows high variability based on location and amenities. In the city center, the average monthly rent is 950 KM, while areas like Nova Varoši average 800 KM, Borik 700 KM, Starčevica 650 KM, and Obilićevo 600 KM. Some neighborhoods, such as Park kod Delte, see rents reaching 1,000 KM.

Significant price disparities exist even between similar properties. For example, a 40-square-meter furnished apartment in Petrićevac is available for 400 KM per month, whereas a 41-square-meter apartment in new construction in Nova Varoši costs 850 KM per month, excluding utilities.
