Barcelona metropolitan area sees surge in rental demand

According to data from idealista/data, the Barcelona metropolitan area experienced the highest relative rental demand in Catalonia during the second quarter. Municipalities such as Terrassa, L’Hospitalet de Llobregat, and Sabadell led the quarterly ranking, showing higher search pressure relative to available supply than any other Catalan locality.

While Barcelona city maintains high prices, it fell to 10th place in the demand ranking. Experts suggest this shift is a structural trend where high costs in the capital are pushing residents toward the metropolitan periphery. Areas well-connected by Rodalies and FGC rail services have become the primary alternatives for those unable to afford city center prices.

Analysts note that the Housing Law may be exacerbating these issues. In many high-demand areas designated as stressed zones, regulation has been linked to a reduction in available housing supply rather than increased access, further driving demand toward the outer rings of the metropolitan area.
