Barra da Tijuca accounts for 43% of Rio's real‑estate launches in first half of 2026
A Secovi Rio survey released on 31 July shows that the Barra da Tijuca neighbourhood was responsible for 42.7% of all new housing units launched in Rio de Janeiro between January and June 2026, with 4,947 units started. Of those, 3,134 were sold during the period, giving a sales rate of 63%. Cumulatively from 2021 through the first half of 2026 the area recorded 15,528 launches and 12,007 sales, a 77% commercialisation rate, which the Secovi Rio statistical coordinator Maurício Eiras said reflects the district’s strong investment appeal and capacity to absorb new projects.
The study also highlighted Barra da Tijuca’s performance in the high‑end office market. Data from Elos Consultoria and Gestão Imobiliária indicate the neighbourhood holds about 437,100 m² of premium office space – roughly 26% of Rio’s total high‑end office stock – and enjoys a vacancy rate of 18.72%, lower than the city‑wide average of about 21%. Elos CEO Evie Kampf noted that while some buildings have higher availability, modern infrastructure, location and quality continue to drive demand and liquidity in the market.
