A report by Tinsa indicates that buyers from Madrid, Catalonia, and Andalusia are leading the purchase of second homes along the Basque coast. This shift in demand toward the northern coast is driven by climatic factors, as buyers seek to escape heatwaves in the center and south of the Iberian Peninsula, alongside economic connectivity and high average incomes in major urban hubs.
In the province of Bizkaia, international buyers from France, the United Kingdom, Germany, Belgium, and the Netherlands account for approximately 10% to 25% of vacation home transactions. In Gipuzkoa, the international market is primarily driven by French buyers attracted by geographic proximity to the border and relatively more attractive prices compared to French coastal towns like Biarritz.
