Bathla Group enters voluntary administration with $3 billion in debt

Major Sydney-based property developer Bathla Group has entered voluntary administration, facing estimated debts exceeding $3 billion. The collapse affects hundreds of related entities, including Universal Property Group and Raj & Jai Construction, and places up to 15,000 unfinished homes in uncertainty.

Founder and director Bhart Bhushan attributed the insolvency to a “perfect storm” of declining sales, rising construction costs, and the impact of federal tax changes. The administration has left many off-the-plan homebuyers in limbo, with some reporting significant delays to project completion dates.

Financial advisory firm Teneo has been appointed as administrator. Teneo’s immediate priority is to stabilize the business to ensure project continuity and property settlements can proceed where possible. The NSW Building Commission is closely monitoring the situation to protect affected customers and contractors.

The collapse has also drawn attention to the risks within the private credit market, which has increasingly provided high-interest loans to developers as traditional banks have tightened lending standards.
