Bathla Group enters administration with $3.4 billion in debt

Sydney property developer Bathla Group has entered voluntary administration with mounting debts totaling $3.4 billion. According to administrators from Teneo, the company faces a severe liquidity crisis, with $3.08 billion owed to lenders, $145 million to the Australian Tax Office, and $42 million in land tax.

The collapse has significant implications for the New South Wales housing market. Bathla has 45 projects currently under construction, intended to deliver approximately 2,500 homes. Administrators warned that construction could halt if emergency funding is not secured. The company also owes approximately $4 million to its employees, some of whom have not been paid for eight weeks.

In addition to financial instability, the company is facing regulatory scrutiny. Building Commission NSW has issued a rectification order for a development in Kembla Grange, citing 12 serious defects, including non-compliant waterproofing that could lead to water ingress and dangerous conditions.

Founder Bhart Bhushan, once known as the ‘Baron of Blacktown,’ saw the company grow from a small enterprise into a major regional player. The current insolvency leaves thousands of stakeholders, including homebuyers, subcontractors, and staff, in a precarious position.
